The Flats at 540

Money Magazine ranked Apex, NC, as the “No. 1 Place to Live in the USA,” spurring a boom in residential housing construction for young professionals. The Flats at 540 was designed to cater to this market by providing luxury apartment living conveniently in a pedestrian-friendly setting.

F&R provided geotechnical engineering, construction materials testing, and special inspections services for the new construction of townhomes and apartments. The project comprised three four-story apartment buildings, a clubhouse, 12 separate single-story garage buildings, paved drive parking areas, and underground utilities. In addition, 73 townhome units, paved private streets, installation of utilities, and parking lot areas are adjacent to the new apartment complex.

F&R’s geotechnical engineers provided a subsurface exploration and geotechnical evaluation for the construction site. They collected soil samples, classified them, and tested them in F&R’s laboratory. F&R provided recommendations for structural fill, foundations, retaining walls, aggregate pier options, slope stability construction, and pavement design.

The site development phase of CMT services included:

  • Asphalt core thickness
